House and building plot in a Karst region


In the area between the Karst and the Vipava Valley, near Štanjel, in an idyllic setting, we are selling a residential house and a building plot. The house of approx. 170 sqm stands on a detached plot of 251 sqm. The house is move-in ready, but needs a thorough renovation. On the ground floor, there is a kitchen with a separate dining room, an unfinished room currently used as a storage room and a bathroom. On the first floor there is a small transitional room, a bedroom and a larger unfinished room. There is a possibility to arrange an additional bathroom. The loft has standing height and can be converted into a self-contained unit of approx 80 sqm with its own entrance from the back of the house.

On a level building plot of 880 sqm with its own access from the municipal road there are two ruins, each of which has a house number. One of the houses also has an electricity and water connection. The other ruin is a former stone house with many preserved stone details. The plot offers a beautiful view of the highest ridges of the Vipava Mountains. The plot is buildable and offers many possibilities for further development or investment.

The property is located in the village of Lisjaki along the Branica stream. The village is classified as a settlement heritage site and a typical Karst settlement. There are wonderful cycling routes around the village. The pearl of Karst architecture and culture, Štanjel, is only 5 km away, or a 40-minute walk. The terraced Štanjel, which spreads out picturesquely on the Turn hill, is in many ways a unique cultural monument and attracts tourists from all over the world. The castle complex, the defensive towers, the Church of St Daniel with its lemon-coloured bell tower, the clustered houses and the Ferrari Garden are the most recognisable built heritage of the old settlement, which has been changing its appearance for centuries while preserving the true soul of the Karst.

Just 10 km from Lisiaki is another attraction, the Vipava village of Goče, which is a living museum of the Vipava wine culture and boasts precious wine chateaux. Around sixty of them are still preserved, some of them are very old and have not yet been illuminated by electricity. The wooden barrels are used to age the wines almost as they were centuries ago. Tasting the wines in these cellars is an extraordinary, indescribable experience.

The house and the outbuildings are registered in the buildings register and have Building and Usage permits, as well as regulated boundaries. A survey has been made and a plan with the dimensions of the building has been drawn up. The ownership in the Land Registry is regulated.
