OVERVIEW

We are selling a fully buildable plot with lots of privacy and open views in the last village in the immediate vicinity of the forest road to Mount Dobrča. The plot has a water connection already on the plot and electricity and fibre optics are nearby. The plot has a registered easement for the construction and use of a driveway along its upper edge in favour of the owner of the plots to the right of the plot, which until today have remained classified as agricultural land and therefore undevelopable; in nature they are meadow. All the boundaries of the parcel are regularised (definitive) and fully marked with landmarks and registered in the records of the Geodetic Administration (GURS).

The land is triangular in shape. In nature, the parcel is steep in the pointed lower part, touching the regional road at its lower point, and in the majority of the upper part it runs on a moderate slope. A local road runs along the left-hand side of its upper arm and the Lešanjščica stream runs along its right-hand side, beyond which is a large meadow. The plot enjoys all-day sunshine and stunning views of the meadows and woods below the village and the mountains above

The last village is a hamlet about halfway between Radovljica and Tržič, passing through Begunje and called “Pod gorami” by the locals. The trail follows the slopes of the Kamnik-Savinja Alps, and from all the villages along the way (Zadnja vas is actually the “last” village in the municipality of Radovljica…) there are incredible views and an unusual sense of height. The village stretches on both sides of the road, with the houses below the road mostly inhabited by locals and the houses above the road by immigrants and holidaymakers. The relatively low traffic makes the road a good choice for cyclists, walkers and ‘strollers’, and the location of the site also makes it an excellent base for mountain biking and hiking. About 300 metres away from the site is the starting point of a forest road about 5 kilometres long, which can be followed on foot, by bicycle or by car to Dobrča – or at least to the Dobrča Cottage, which is open all year round from Thursday to Sunday, and every day in summer. The nearest larger settlement, Begunje, is only 4 km or a 5-minute drive from Zadnja vas. From Begunje, there is a much shorter climb up the hill Sveti Peter, which is very popular and suitable for younger children. The village also has a playground, climbing area, trim trail, ski slope, shop, kindergarden and primary school, which is accessible by school bus. The last village is located between Radovljica, 9 km away, and Tržič, 8 km away. Bled is only a 15-minute drive (12 km), Kranj is 20 minutes (22 km) and Ljubljana is about 40 minutes (50 km) away.

On the plot, with certain restrictions, it is possible to build a one-, two- or three-storey traditional detached house.

We are at your disposal for any clarification and information. We offer interested parties all available data (location information, certificate of intended use, geodesic study) as well as a consultation with an architect on the possible construction.

The price is 233,000.00 EUR.
